
Delayed Marketing Exclusive Listing (DMEL)
An exempt listing where the seller has directed the listing broker to delay the public marketing of that listing through IDX and syndication for any period. A delayed marketing listing shall be filed with the MLS and does not preclude the listing firm from marketing the listing in a manner consistent with their seller's choice.
A Delayed Marketing Exclusive Listing (DMEL) is entered into the MLS system in an active status and all options in the Syndication Settings area are set to "No."
Facts about Delayed Marketing Exclusive Listings:
DMEL listings are not searchable on IDX sites and do not syndicate.
You will not find a DMEL listing on an broker/agent IDX search or on sites such as Zillow, REALTOR.com, Homes.com, or BaldwinREALTORS.com.
DMEL listings ARE searchable in the BR MLS system and can be viewed by anyone with access to the BR MLS system.
Brokers and Agents CAN email a DMEL listing to a client.
A DMEL listing will be automatically emailed to a client if it meets the criteria of the broker/agent's saved search.
DMEL listings CAN be shown.
A DMEL listing can be marketed anyway the owner sees fit. This includes a sign in the yard, flyers, social media posts, etc.
There is no time limit to how long a listing can stay as a Delayed Marketing Exempt Listing. This is the owner's decision.
DMEL listings must have a signed DMEL addendum signed by the seller before it is entered into the BR MLS system (see below).
