Baldwin County Planning Commission Meeting – April 1, 2021

Mobile Home Park Approved on County Road 6

The Baldwin County Planning Commission approved the final site plan for Oak Place. The 32-unit Mobile Home Park is to be located on the north side of Oak Rd. W. (County Road 6), in the Gulf Shores area. The 5.49-acre property is un-zoned.


Fairhope Planning Commission Meeting – April 5, 2021

First Re-zoning Request for Newly Created Highway Transitional District

The City of Fairhope’s newly adopted Highway Transitional District is seeing its first application request for re-zoning. Property located at 520 N. Greeno Rd. is applying to change its zoning from R-1 to HTD. The .73-acre parcel currently has a vacant single-family home with a storage building. Conditions in the area are no longer conducive to residential development. No plans are currently proposed for the site. The Fairhope Planning Commission voted to send a favorable recommendation to the City Council to allow the re-zoning.


Magnolia Ave. Mixed-Use Project Receives Denial Recommendation

The Fairhope Planning Commission again heard a modified request from FST Wise Properties -TN, LLC for the site plan of a 20-unit Multiple Occupancy Project. The property is located on the north side of Magnolia Ave, just east of Church St. The .31-acre property is zoned B-2 (General Business) and is within the Fairhope Central Business Dist. The proposal was for a 3-story mixed-use building, with two office spaces and a parking garage on the ground floor. The second and third floors would each house 8 residential units and 1 commercial space, for a total of 16 residential units and 2 commercial spaces on the upper floors. The project was tabled by the Planning Commission in February due to traffic and garbage concerns. The Planning Commission still had concerns over impacts to adjacent properties and surrounding neighborhoods from noise, traffic, visible intrusions, potential physical impacts, and property values. An overall sense that the project packed too much into a small space without providing an overall benefit to the community led to a denial recommendation for the site plan, and a denial of the Multiple Occupancy Permit by the Planning Commission.


Orange Beach City Council Meeting – April 6, 2021

Boat/RV Storage Addition Conditional Use Approved

The Orange Beach City Council gave a final approval for a request for a Conditional Use Permit to construct a 6,400 square foot warehouse. The request was made to supplement the existing facility at Liberty Linen located at 26953 Canal Road, and to add a 3,600 square foot enclosed boat and RV storage building. The property is zoned General Business (GB). Storage was historically permitted by right in the GB zoning, but amendments made to the Comprehensive Plan in 2008 made it only available through the conditional use approval process. The Planning Commission gave a favorable recommendation for the approval at its March meeting.


Orange Beach Planning Commission Meeting – April 12, 2021

115-unit Beachfront High-Rise Condo Planned

The Orange Beach Planning Commission heard a request for a preliminary and final PUD, from Turquoise Properties, LLC. The request is to re-zone 3 + acres from BR-2 (Beach Resort High Density) to PUD (Planned Unit Development) for the purpose of constructing a 30-story beachfront condominium, to be named Caribe Seaside. The property is located at 26026 Perdido Beach Blvd, between the Tides and Cotton Bayou Beach Access. There are 115 units planned, with 46 of those being 5-bedroom units, and 69 being 3-bedroom units. The Orange Beach Planning Commission voted to send a favorable recommendation to the City Council for the PUD.

GTs on the Bay Expanding Parking

The Orange Beach Planning Commission approved a site plan request by GTs on the Bay Restaurant to construct an additional parking area on the east half of Lot 2 of Wolf Bay Circle Subdivision. The property is located at 26165 and 26189 Canal Road. The property is zoned MR (Marine Resort). The approval was conditioned upon a solid 8’ vegetative buffer, in addition to the proposed screening, on the north and west property lines.


Orange Beach City Council Meeting – April 20, 2021

Changes Approved for Coastal PUD

The Orange Beach City Council approved modifications to the PUD (Planned Unit Development) for the 8-acre beachfront public/private development project on Perdido Beach Blvd, near the intersection of Hwy. 182 and 161. The development will consist of a restaurant, retail, parking, and public beach access. The master plan also calls for a landmark tower located near the intersection of Hwy. 182 and 161. The project was originally approved in December of 2020. The Orange Beach Planning Commission considered the proposed modifications at its April 12th meeting and gave the application a favorable recommendation. The approved changes will reduce the number of driveways on Hwy. 182 from 3 to 1, and increase the number of buildings from 1 to 3. The total building footprint square footage will increase to a total of 26,339 sf, for a combination of restaurant, outdoor bar, and retail space. The building height will decrease from 3 floors to 1 & 2 floors. The City Council approved the modifications with the condition that an additional six-feet tall privacy fence with eight-feet tall solid vegetative buffer be included between the adjoining property.


Foley Planning Commission Meeting – April 21, 2021

Re-Zoning Requested for Residential Townhomes

The Foley Planning Commission heard a re-zoning request for a 19.8-acre property south of County Road 20/Mifflin Rd. and west of Pine St. The property is currently zoned R-3 (Residential Multi-Family). The proposed zoning is TH-1 (Residential Townhomes). The Planning Commission voted to send a favorable recommendation to the City Council, which has the final vote on all re-zoning requests.


Daphne Planning Commission Meeting – April 22, 2021

Plat Approved for Future Apartment Complex

The Daphne Planning Commission approved a request for Preliminary and Final Plat Review for property located southwest of the intersection of County Road 13 and Hwy. 90. The 28.59-acre one-lot subdivision is zoned R-7(A). It is anticipated that an apartment complex will be located on the property. More details will be available when a site plan is presented to the city.


Fairhope City Council Meeting – April 26, 2021

Changes Approved to Klump PUD

What is commonly known as the Klump PUD was approved by the Fairhope City Council in November of 2019, but no construction has started. The 75-acre property is located at the northwest corner of the intersection of Hwy. 181 and Fairhope Ave. The original plan as approved called for a combination of commercial lots fronting Hwy. 181 and Fairhope Ave, apartments, and single-family homes. Developers are now requesting changes to their original plans. The proposed changes would result in removal of all single-family homes along the western edge of the property. It would also change the apartments from 3-story buildings to smaller scale duplex and triplex units. The apartments would increase in acreage from 23 acres to 41 acres of the development. And finally, developers are adding a convalescent nursing home or assisted living home to the north/northwest part of the property (shown on drawing below as Unit 3). The Planning Commission voted to recommend approval of the PUD amendments with conditions that there be a master drainage plan for the site, future mandatory site plan review for each lot, application of City of Fairhope subdivision regulations for the creation of all lots, 20 feet of greenspace and tree preservation along Hwy. 181, and 20% greenspace shall be required for the apartments. The City Council voted to approve the amendments to the original PUD. Below is a rendering of the amended design.

Gulf Shores Planning Commission Meeting – April 27, 2021

New Sherwin Williams Store Coming to Gulf Shores

The Gulf Shores Planning Commission approved a site plan to construct a new 4,300 square foot Sherwin Williams Retail Paint Store. The new store will be located at 1300 Gulf Shores Parkway, next to Matt’s Ice Cream. The existing structure, which is currently vacant, will be demolished. A new one-story painted brick building will be constructed in its place.

Lot Division Approved on Little Lagoon

The Gulf Shores Planning Commission approved a Preliminary Subdivision Plat request to subdivide three lots on 1.26 acres, into four single-family lots. The property is zoned R-2 (Residential/Single Family & Duplex Dist.). The lots, which are currently vacant, all front on Little Lagoon. The subdivision of lots was conditioned upon the applicant platting .19 acres as right-of-way to improve Sunrise Dr. and bring it into compliance with city standards, including the construction of an emergency turnaround.
