Baldwin County's December 2021 Housing Report


The Baldwin County housing market finished 2021 with strong December statistics reported by Baldwin REALTORS® Multiple Listing Service (MLS). New inventory increased 8.5% across the county this year compared to December 2020, and the market is showing no signs of slowing. Residential area of Baldwin County and the Resort area both had increases in closed sales. Altogether, the county saw a total amount of $376,660,888 in closed sales – a 49.3% increase compared to $252,333,419 in December 2020.


For the final month in 2020, the Resort market saw a $160,663 increase in sales price from the previous year. With a 32.4% increase from December 2020, the average sales price for this particular area of the county was $663,225. Listings spent less time on the on market at an average of 41 days compared to 82 days in December 2020. Additionally, total properties sold for this area also increased to 263 compared to December 2020’s 202 properties.


Baldwin County’s Traditional Residential area also saw encouraging trends in all reported categories this past month. Average sales price was a 20.6% increase in year-over-year comparison. Total properties sold for this area were 574 – 71 more than December 2020’s 503 closed sales. Properties in the Traditional Residential area also spent less time on the market at an average of 33 days, which almost half the time than the year prior, at 62 days.
