Baldwin County's February 2026 Housing Report

Baldwin County’s housing market continued to show strong activity in February, particularly in the resort segment, as year-over-year data reflected increased sales volume and higher average prices in some areas. According to Baldwin REALTORS® Multiple Listing Service (MLS) data, both resort and traditional residential markets experienced shifts in pricing, sales activity, and inventory compared to February 2025.

 

Resort Area Market Overview

(Includes Orange Beach, Fort Morgan, and areas of Gulf Shores south of Canal Road/AL-180)

In February 2026, the Resort Area reported an average residential sales price of $925,360, up from $740,463 in February 2025. Properties spent about the same amount of time on the market, with average days on market at 131, compared to 133 days a year ago.


Closed residential sales increased year over year, with 122 properties sold in February 2026, compared to 96 in February 2025. Total residential sales volume rose significantly to $112,893,968, up from $71,084,499 last year. New residential listings declined slightly, with 330 new listings added in February 2026, compared to 347 in February 2025.

 

Resort Area land sales showed increases in both pricing and sales activity year over year. In February 2026, 11 land parcels sold with a total sales volume of $3,085,500, compared to 8 parcels totaling $1,871,000 in February 2025. The average land sales price increased to $280,500, up from $233,875 last year, while average days on market increased to 146 days, compared to 88 days in February 2025. New land listings declined from 25 to 16 year over year.

 

Traditional Residential Market Overview

 In Baldwin County’s Traditional Residential market, the average residential sales price was $402,937 in February 2026, slightly lower than $406,904 in February 2025. Properties spent less time on the market, with average days on market decreasing to 69 days, compared to 74 days a year ago.

 

Closed residential sales increased year over year, with 355 properties sold in February 2026, compared to 323 in February 2025. Total residential sales volume rose to $143,042,831, up from $131,430,114 the previous year. New residential listings increased, with 614 new listings added in February 2026, compared to 567 in February 2025.


Traditional land sales reflected higher pricing alongside a slight decline in sales activity. In February 2026, 58 land parcels sold, generating $15,183,950 in total sales volume, compared to 69 parcels totaling $14,231,933 in February 2025. The average land sales price increased to $261,792, up from $206,259 last year, while average days on market decreased to 139 days, compared to 152 days in February 2025. New land listings declined from 164 to 132 year over year.
