Baldwin County Planning Commission Meeting – April 3, 2025


Dollar General Planned for Foley Area

The Baldwin County Planning Commission approved the site plan for a new Dollar General store.  The 10,640 square foot building is planned on the north side of County Road 10, east of County Road 65 in the Foley area.  The approval was conditioned upon the applicant providing an acceptable traffic flow pattern to the County staff.


Re-Zoning Request is Recommended for Denial

The Baldwin County Planning Commission voted to recommend denial of a re-zoning request from RA (Rural Agriculture) to RSF-2.  The property is located north of County Road 20 and west of Stucki Road.  The physical address is 16210 Hwy. 181, outside of Fairhope. The 44-acre property is a potential site for residential development. No development plans were disclosed but members of the community spoke at the public hearing complaining about overcrowded schools and roadways.


Plat Approved for 227-Lot Sailor’s Landing

The Baldwin County Planning Commission approved the preliminary plat for Sailor’s Landing, a 227-lot residential subdivision.  The 134-acre property is located south of Hwy. 98 and west of County Road 95, near Elberta.  Amenities will include a dog park, bike/walking trails, playground, gazebo, and pickleball courts.  Two entrances are planned along Hwy. 98.

Baldwin County Commission Meeting – April 15, 2025


Re-Zoning Approved South of Fairhope

The Baldwin County Commission gave final approval for the re-zoning of 34.5 acres from RA to RSF-2.  The property is located on the east side of Hwy. 181, south of County Road 32 in the Fairhope area.  The re-zoning was sought to facilitate a future residential development.


Commercial Re-Zoning Approved

The Baldwin County Commission voted to approve the re-zoning of 3 acres at 21181 Hwy. 181.  The property is located on the west side of Hwy. 181 and north of Gayfer Rd. Ext.  The zoning will change from RSFE to B-2.  There is currently a residential home on the site.  The applicant wants to pursue future commercial development, but no specific plans were disclosed.

           


Fairhope Planning Commission Meeting – April 7, 2025


Denial Recommended for Additional Parking at Kingfishers Seafood

The Fairhope Planning Commission voted to send a denial recommendation for a re-zoning from R-1 to B-2.  The property is located at 6125 Nelson Dr., directly behind the Kingfisher restaurant.  The request was made to expand the parking area to provide as many as 32 more parking spaces for restaurant patrons.  During the public hearing neighborhood residents spoke in opposition to the request citing problems with lighting, noise, and drainage.  The city council will have the final vote on the matter.

Fairhope City Council Meeting – April 14, 2025


Site Plan Approved for Orthodontist Office

The Fairhope City Council approved the site plan for the Harvey and Thomas Orthodontist Office.  The new addition will be part of the Encounter development located northeast of the corner of Hwy. 181 and Hwy. 104.  Vehicular access to the office will be provided by internal streets within the Encounter development. 


Casa Azul Restaurant Annexation Approved

The Fairhope City Council voted to approve the annexation of property located at 18348 Greeno Rd. into the city.  The property, zoned B-1, is the future site of Casa Azul restaurant. 

 


Orange Beach Planning Commission Meeting – April 14, 2025


Mini-Golf Development Planned for Orange Beach

The Orange Beach Planning Commission approved the combination of five lots into one lot to house a future mini-golf development. The property is located at 24621 and 24645 Perdido Beach Blvd., where the current Bubba’s Seafood is located. The Bubba’s Seafood building is planned for demolition. Orange Beach Mini Golf, a 36-hole course, will be developed in its place. Site plan approval includes a 2,100 square foot ice cream shop in addition to the mini-golf course.

Orange Beach Considers Zoning Text Amendment for Density Calculation

The Orange Beach Planning Commission voted to recommend approval of an amendment to the zoning ordinance. The proposed amendment would affect density calculations and setback requirements from wetlands. The proposal would add a section excluding the use of wetlands from calculating density. For density calculations, only the upland acreage would be included in the total acreage. It would also establish a fifteen foot setback requirement from all wetlands as delineated in its natural state prior to development or any mitigation/modification. Wetland delineation would be verified by the Army Corp of Engineers and approved by the city. The proposals will move to the city council for final consideration.

 

  

Gulf Shores Planning Commission Meeting – April 22, 2025


New Water Tank for Gulf Shores

The City of Gulf Shores Planning Commission recommended the approval of a conditional use permit for a new water tank as an essential service facility.  The addition of the 2 million gallon tank will improve water services and facilitate future growth in the area.  The 45-acre vacant site is located south of the new high school and owned by the city.

Final Plat Approved to Subdivide Lots

The Gulf Shores Planning Commission approved the final plat to subdivide just under one acre of land located on the east side of Callaway Rd., just north of Old Fort Morgan Trail.  The subdivision will divide one lot into three new lots. The parcels are zoned R-1-4. Currently the site is undeveloped.  All three lots will have frontage on Callaway Rd.
