Fairhope Planning Commission Meeting – October 4, 2021

Aldi Store Coming to Fairhope

The Fairhope Planning Commission heard a request from Aldi, Inc. of Alabama for preliminary approval to develop a new grocery store in Fairhope. The 7-acre property is located on the northeast corner of County Rd. 48 and Hwy. 181. The location is outside the city limits in un-zoned Baldwin County. As many as 5 units are possible, with Aldi being the anchor store.


Baldwin County Planning Commission Meeting – October 7, 2021

New Fire Station Planned for Ft. Morgan

The Baldwin County Planning Commission voted to approve a conditional use permit to allow a new fire station on property located on the south side of Hwy. 180 between Our Road and Cortez St. The .8-acre property is currently vacant and zoned RSF-1. The existing fire station in Ft. Morgan will be moved to this site upon completion.


Re-Zoning Sought for County Road 64 Storage Business

The Baldwin County Planning Commission voted to send a favorable recommendation to the County Commission to re-zone 27.6 acres from RSF-E to RA zoning. The property is located on the south side of County Rd. 64, east of McBride Rd. Plans for the property include an open-air storage facility for RVs and boats. If approved by the County Commission a site plan will be required prior to any construction, which will include a 30’ landscape buffer to adjoining property.


Commercial Re-Zoning Sought for Beach Express Median Property

A re-zoning request was heard by the Baldwin County Planning Commission for 4.22 acres located inside the median of the Foley Beach Express just north of the existing gas station located in the median . The property is currently zoned B-3. Developers are seeking a zoning change to B-4 (Major Commercial) to have more diverse commercial opportunities allowable in B-4 zoning. The Planning Commission voted to send a favorable recommendation for the zoning change to the County Commission.


Park View Phase II Receives Preliminary Plat Approval for 78 lots

The Baldwin County Planning Commission granted preliminary plat approval to Park View Phase II. The single-family residential subdivision is located on the north side of Camelia Rd. and is generally located southwest of Silverhill. There are 78 residential lots planned for the 34.4-acre parcel. The property is un-zoned.


Spanish Fort Planning Commission Meeting – October 11, 2021

Re-Zoning Recommended to Allow Mobile Home

The Spanish Fort Planning Commission gave a favorable recommendation for a zoning change for property located at 31109 Spanish Oaks Dr. West. The property is currently zoned R-1. The requested zoning is R-4 Manufactured Mobile Home Dist. to facilitate the placement of one single family manufactured mobile home on the property. The favorable recommendation will go to the City Council for final approval.


Orange Beach Planning Commission Meeting – October 11, 2021

Port Washington Subdivision Gains Preliminary Approval

The Orange Beach Planning Commission voted to approve a preliminary major subdivision request for Port Washington. The 9.1-acre property is located on the east side of Washington Boulevard, north of Canal Road and Magnolia Avenue. Plans for the subdivision include 15 single family residential lots and one lot containing an 18-unit multi-family residential development. The multi-family portion is planned for the east side of Washington Blvd. near the intersection of Washington Blvd. and Magnolia Ave. in a portion of the property zoned GB (General Business). This is the second time developers have sought city approval for this location. A previous request for 24 single family homes with no multi-family portion was denied in June of 2021.



Surf Style Site Plan Approved

The Orange Beach Planning Commission voted to approve the site plan for a 23,000 square foot Surf Style retail store. The property is located at the northwest corner of the intersection of Perdido Beach Blvd. and Russell Dr., in the GB (General Business) zoning district. Plans include space for a second tenant, but there is currently no firm commitment for that space.


Foley Planning Commission Meeting – October 20, 2021

Re-Zoning Sought for RV Park on Hwy. 98

The Foley Planning Commission heard a re-zoning request for a 3-acre property located at 22410 U.S. Hwy. 98 in Foley. The property is currently zoned B-3 (Local Business). The requested zoning is RV (Recreational Vehicle Park Dist.). Plans for the property include the development of a 29-unit RV park that would accept short-term rentals. The recommendation will proceed to the City Council for a final vote.


Re-Zoning Application Could Add 182 Townhomes

The Foley Planning Commission considered a re-zoning request to re-zone 38.6 acres from AO (Agricultural Open Space) and R-1D (Residential Single Family) to TH-1 (Residential Townhouse). The property is located north of County Rd. 20 and east of South Hickory St. The proposal for the property, if re-zoned, would include the development of 182 townhome units which would be offered for sale. The townhome development is to be named Muscadine Place. The re-zoning was recommended by the Planning Commission and will now move to the City Council for final consideration.

Several Large Residential Subdivisions Gain Preliminary Approval in Foley

The Foley Planning Commission had the following single-family residential subdivisions on the agenda for preliminary approval. The Planning Commission voted to approve all the following:

  • Aberdeen Place: Property is located east of South Hickory St. and south of County Rd. 20. There are 84 lots planned on 19.8 acres. Applicant is Breland Homes Coastal, LLC.

  • Greebrier: Property is located north of County Rd. 20 South and east of South Hickory St. There are 102 lots planned on 38.9 acres. Applicant is Breland Homes Coastal, LLC.

  • Grasslands: Property is located east of County Rd. 65 and south of Dairy Lane. 258 lots are planned on 75.5 acres. Applicant is OGAL Owner, LLC.

Gulf Shores City Council Meeting – October 25, 2021

Commercial Re-Zoning Approved

The Gulf Shores City Council gave final approval to re-zone property located at the corner of Northshore St. and Landward Dr. The 1.99-acre property is currently zoned R-1-4. The new zoning will be BG (General Business). No specific plans were disclosed for the property, but a condition of approval was a limit in building height to 5 stories.


Waterway Village Overlay Zoning Approved for Sloop Restaurant

The Gulf Shores City Council approved the re-zoning request for property located at 103 W. Canal Rd. The property is commonly known as the Sloop Restaurant, located on the south side of the Intracoastal Waterway. Owners requested the city apply the Waterway Village Overlay Dist. Zoning to the property. The Waterway Village Overlay Zoning is a neighborhood plan utilizing form- based code for East Gulf Shores and the ICW area. It is intended to encourage the area to develop into a walkable mixed-use downtown, commercial, entertainment district, and to strengthen the ties between the east and west residential areas of the city. Owners sought the change to officially be included in future festivals, marketing materials, tourism websites, and to be part of the district designation. The Waterway Village Overlay zoning will co-exist with the underlying zoning of R-1-4, which will not change.


Gulf Shores Planning Commission Meeting – October 26, 2021

Lot Re-Subdivision Approved for Multi-Family Development

The Gulf Shores Planning Commission approved the final plat which creates a re-subdivision of a .97-acre tract. The property is located at the corner of Cotton Creek Dr. and Geno Rd. The final plat will subdivide one lot into two lots. There are two duplex units planned for each of lots, for a total of four units.


Short-Term Rentals Recommended for Island Villas

The Gulf Shores Planning Commission heard a request for a Conditional Use Permit to allow short term rentals at the Island Villas located at 325 E. 22nd Ave. The property is zoned R-4 and lies within the Waterway Village Overlay District. There is an existing 16-unit multi-family complex on the site. There are proposed improvements to the site which include a complete remodel of the exterior and interior, new landscaping, new pool, parking lot renovation, and new site lighting. The Planning Commission voted to send a favorable recommendation to the City Council, stating that short term rentals were a compatible use within the Waterway Village District which will help support the commercial uses within Waterway Village. It will also serve as a transition from surrounding commercial uses to adjacent R-4 and multi-family zoning. The Conditional Use Permit (CUP) will now move to the City Council, which has final approval on all CUP requests.

Site Plan Approved for The Villas at Peninsula

The Gulf Shores Planning Commission approved the site plan for the final parcel of The Villas at Peninsula. Parcel “M” is the final remaining parcel of the original development. Parcel “M” is a 6.8-acre tract near Hwy. 180. There are 34 single family and townhome units planned, with 27 being attached homes and 7 being detached homes. Design plans show two-story homes with a Mediterranean style.

Daphne Planning Commission Meeting – October 28, 2021

Creation of New Commercial Lots in Daphne

The Daphne Planning Commission approved the re-subdivision of tract 4 of La Piazza Di San Francesco. The 7.65-acre property is located northwest of County Rd. 64 and Pollard Rd. The property is zoned B-2 (General Business). The purpose of the re-subdivision is to create four commercial lots. Baldwin Bone and Joint will continue to occupy one lot, with the three additional lots for commercial sale.


Re-Zoning Recommended for Quartz Countertop Business

The Daphne Planning Commission gave a favorable recommendation for a re-zoning request on behalf of Cambria DC Holding, LLC. The 1.68-acre property is located southeast of Equity Dr. and County Rd. 64. The property is currently zoned B-1. The re-zoning request seeks to change the zoning to B-2 to accommodate a quartz countertop business and showroom. The company, Cambria, currently has a location in Saraland. The proposed Daphne location would employ approximately 15 workers in 15,000 square feet of building space which would include a warehouse and showroom. A concurrent request for annexation into the city is also pending approval by the city council.
