ROBERTSDALE, Ala. – Baldwin County’s housing market remained active in March, with increased sales activity across both the Resort and Traditional residential markets compared to the same time last year. According to Baldwin REALTORS® Multiple Listing Service (MLS) data, year-over-year trends reflected increased closed sales, shifting pricing, and continued inventory growth as the spring market began to take shape.
Resort Area Market Overview
(Includes Orange Beach, Fort Morgan, and areas of Gulf Shores south of Canal Road/AL-180)
In March 2026, the Resort Area reported an average residential sales price of $714,486, compared to $749,049 in March 2025. Properties spent more time on the market, with average days on market increasing to 113, up from 101 days a year ago.
Closed residential sales increased year over year, with 174 properties sold in March 2026, compared to 152 in March 2025. Total residential sales volume rose to $124,320,660, up from $113,855,522 last year. New residential listings declined, with 397 new listings added in March 2026, compared to 480 in March 2025.
Resort Area land sales showed modest gains in both pricing and total volume. In March 2026, 19 land parcels sold with a total sales volume of $6,348,900, compared to 20 parcels totaling $6,168,900 in March 2025. The average land sales price increased to $334,152, up from $308,445 last year, while average days on market decreased to 146 days, compared to 195 days in March 2025. New land listings increased slightly from 26 to 28 year over year.
Traditional Residential Market Overview
In Baldwin County’s Traditional Residential market, the average residential sales price was $406,164 in March 2026, compared to $429,684 in March 2025. Properties spent less time on the market, with average days on market decreasing to 68 days, down from 76 days a year ago.
Closed residential sales increased significantly year over year, with 475 properties sold in March 2026, compared to 400 in March 2025. Total residential sales volume rose to $192,928,287, up from $171,873,608 last year. New residential listings also increased, with 751 new listings added in March 2026, compared to 699 in March 2025.
Traditional land sales reflected increased activity and quicker sales timelines. In March 2026, 75 land parcels sold, generating $12,118,800 in total sales volume, compared to 57 parcels totaling $10,844,377 in March 2025. The average land sales price decreased to $161,584, compared to $190,252 last year, while average days on market improved to 148 days, down from 167 days a year ago. New land listings increased from 155 to 191 year over year.
