ROBERTSDALE, Ala. – Baldwin County’s housing market remained active in April, with the Resort market experiencing strong year-over-year growth in both sales activity and total sales volume. According to Baldwin REALTORS® Multiple Listing Service (MLS) data, market trends across the county reflected continued buyer demand alongside shifting inventory and pricing conditions as the spring market continued.
Resort Area Market Overview
(Includes Orange Beach, Fort Morgan, and areas of Gulf Shores south of Canal Road/AL-180)
In April 2026, the Resort Area reported an average residential sales price of $807,773, up from $716,671 in April 2025. Properties spent slightly more time on the market, with average days on market increasing to 117, compared to 115 days a year ago.
Closed residential sales increased significantly year over year, with 209 properties sold in April 2026, compared to 169 in April 2025. Total residential sales volume rose to $168,824,660, up from $121,117,449 last year. New residential listings declined, with 314 new listings added in April 2026, compared to 399 in April 2025.
Resort Area land sales reflected increased sales activity alongside lower pricing and longer marketing times. In April 2026, 12 land parcels sold with a total sales volume of $3,584,249, compared to 7 parcels totaling $2,525,275 in April 2025. The average land sales price decreased to $298,687, compared to $360,753 last year, while average days on market increased to 349 days, up from 190 days a year ago. New land listings declined from 31 to 24 year over year.
Traditional Residential Market Overview
In Baldwin County’s Traditional Residential market, the average residential sales price was $415,041 in April 2026, compared to $407,579 in April 2025. Properties spent slightly more time on the market, with average days on market increasing to 75 days, compared to 70 days a year ago.
Closed residential sales remained relatively steady year over year, with 396 properties sold in April 2026, compared to 479 in April 2025. Total residential sales volume reached $164,356,334, compared to $195,230,456 last year. New residential listings increased modestly, with 718 new listings added in April 2026, compared to 690 in April 2025.
Traditional land sales reflected slightly lower pricing and sales activity year over year. In April 2026, 65 land parcels sold, generating $10,552,985 in total sales volume, compared to 68 parcels totaling $11,852,714 in April 2025. The average land sales price decreased to $162,353, down from $174,304 last year, while average days on market increased to 185 days, compared to 152 days in April 2025. New land listings declined from 151 to 127 year over year.
